It is no secret that the greatest wealth-builder in history has always been investment in real estate. And unlike the "paper" investments of the stock and bond markets, carefully selected income properties have real long-term value secured by physical assets.

While the public stock market can provide great opportunities for wealth, its volatility also brings tremendous risk. Real estate, on the other hand, is not subject to the wide fluctuations and, when properly managed, can continue providing a steady return on investment—even when the markets are down or flat.
Tax-Efficiency
The distribution you receive from the REIT monthly is more tax-efficient than either interest, which is currently taxable in full or dividends, which are paid with after-tax corporate funds. For tax purposes, a portion of your distribution is made up of a “return of capital”, which reduces the cost base of your units and is not immediately taxable. The return of capital is not taxed until you sell your units at which time, the return of capital will be taxed as a capital gain (i.e. only 50% will be taxable).
Tax on any increase in the value of your units is also deferred until you sell or retract your units at which time the increase in the value is treated as a capital gain and only 50% is taxable. If your REIT units are held in your RRSP, all of the return is completely tax deferred until you withdraw the funds from your RRSP.
RRSP Eligibility
Unlike other forms of real estate investment, LEAGUE investments qualify for your RRSP or 401k so you can maximize your investment while deferring taxes. Every LEAGUE investment is structured to ensure that Member-Partners receive the maximum tax benefit. The monthly "distribution" you'll receive from LEAGUE's IGW REIT investment is far more tax-efficient than either interest or dividends and any profit gained when you finally sell your units is treated as capital gains, so it's taxed at half your marginal rate.

The REIT's DRIP (Distribution Re-Investment Plan) allows you to compound the growth of your investment by purchasing additional units on a regular basis. Over time, this can produce dramatic results.
