You may have seen the news: the housing market has come roaring back!
According to Statistics Canada, the value of residential building permits shot up in October by $3.4 billion over the previous month. As you'll read in the Real Estate Rebounds! Report for our Member Partners on the state of residential real estate in Canada, with interest rates at historically low levels, many people are starting to line up again to buy homes - either a starter one, or to move up to something bigger.
You may be wondering how you can take advantage of this. Through its IGW Residential Capital LP, League offers a selection of Canadian residential real estate with potential for capital appreciation. These properties - Chimney Springs in Vegreville, Alberta; and Rosewood Towers and Wellington Suites in Hamilton, Ontario - have either already been converted to condominiums or are in the process of conversion, all with significant upgrades. In addition, the ResCap LP has acquired a development site upon which we plan to build entirely new housing.
In moving these properties from the IGW REIT into this limited partnership, League felt that they all had significant unrealized value that could translate to profit potential for participating Member-Partners.

Once received, your Member Services Manager will send you the Investment Overview, along with the Offering Documents and Subscription form. These documents provide the disclosure you'll rely on to make your final investment decision, including the investment's structure, finances, risks, and rewards. New unit values are announced on the last day of February, May, August and November.
The State of the Units Report is published quarterly in March, June, September and December on the Newsroom page of League's website. This includes detailed updates on ongoing activities at each property.
Distribution payments
begin on the 21st day of the month following the day you invest. You
need not wait until the next revaluation to subscribe and begin
receiving your distribution payment.
Tax slips are issued for Limited Partnership and REIT unitholders by March 31st each year. Please note that electronic filing is not possible for Limited Partnerships less than one year old.
